A home inspection should always be a priority; even if you are well acquainted with the house that you are looking to buy, there can still be problems with it that you can't see.
Skimping on the basic preventative steps before you sign a contract could cost you much more than you would save by not have a professional home inspection.
Avoid a possible nasty surprise after you move in to find out the roof leaks after the first rain or the air-condition is not working properly, or the septic system may need to be replaced. It is recommended to have the septic pumped before you purchase.
All the more reason to have peace of mind and spend the money to have the home inspected by a professional, licensed home inspector.
How to find a homes inspector?
1. In Texas you can visit TREC for a list of inspectors. Ask your agent.
2. Ask for the number of years experience (i.e. My license is #3630 - in business since 1994)
3. Hire someone that works in the area that you are buying or building (i.e. Comal County Texas or Bexar County, Hays County, Kendall County, Guadalupe County Texas versus someone that is not familiar with the area). Knowing that particular area is beneficial (in Texas we say it helps to know the lay-of-the land).
4. The inspection will be structural and mechanical (i.e. foundations, roof, electrical, pluming, A/C and heating, appliances, pools/spas, septic System).
5.Foreclosures or vacant properties. You may be getting an excellent buy. Some have been vacant for awhile. It is important the water and utilities are turned on for the home inspector to perform the inspection.
