Every household creates hazardous waste whether you realize it or not. (HHW) is one of the biggest environmental concerns we face. If you flush it down the toilet or sink it can create problems underground and possibly get into the groundwater water system. HHW can get caught up in the runoff during a rain (which we have had very little of lately in Comal Comal County Texas). That runoff will end up in our creeks, streams and eventually the rivers in our basin.
If you have a septic system, remember what goes down your drain will eventually go into your septic system - you need to be careful not to put household cleaners and solvents down your drain.

I'll make this short and to the point. The benefits of having a Pre-ListingInspection will enhance a smooth transaction. Items that are in need of repair can be disclosed and repaired "prior" to putting the home on the market.
Selling your home requires being prepared to list your home. As an inspector I see many items that could have been fixed or repaired prior to the realtor listing and showing the home to potential buyers. A circuit breaker is an electric device that, like a fuse, interrupts an electric current in a circuit when the current becomes too high.
The Advantage of a circuit Breaker vs a Fuse:
The advantage of a circuit breaker is that it can be reset after it has been tripped; a fuse must be replaced after it has been used once.
When a current supplies enough energy to operate a trigger device in a breaker, a pair of contacts conducting the current are separated by preloaded springs or some similar mechanism. Generally, a circuit breaker registers the current either by the current's heating effect by the magnetism it creates in passing through a small coil. Because it is usual for an electric arc to form between the contacts when breaker opens, some means must be provided for preventing rapid erosion of the contacts. Normally this is done by opening the contacts fast enough to make the arc of short duration.
In simple terms...Its basic function is to detect a fault condition and, by interrupting continuity, to immediately discontinue electrical flow.
Sometimes breakers will trip because you have an overloaded plug and you will have to unplug some items before you can reset the breaker. It also explains another item you will identify in the bath and kitchen called a GFCI and the reason for GFCI's. Here is a photo help you identify what it will look like:
So for you, the first time home owner the electricial components, breakers, GFCI's are all part of items that keep your house running. With some existing homes you have to do some upgrades since we have many additonal items that we use today like computers, televisions whereas years ago we only had one TV and today a home may have several of each.

Usually Bacteria is not a friend but since they work morning, noon and night watching over your septic system, we'll say they do a very good job, BUT YOU NEED TO DO YOUR PART
OK - We know the bacteria work 24/7/365 but you have to do your part. Here is your system. The Sludge is what will need to be pumped.
Simple Steps
1. Strongly recommended only products go down the drain that are biodegradable. Try to avoid mop water and food particles or grease, cleaning items. Try to use your garbage disposal sparingly. There are additive products on the market that claim to help keep your system clean but I would recommend you do your research prior to using.
2. It is recommend having your system pumped every 3-5 years depending on usage and age. The bacteria does a very good job of reducing your solid waste but it cannot completely eliminate all of the waste.. If the tank is not periodically pumped, this sludge eventually builds up high enough that it is forced to enter the drainfield. When that happens, you ruin the drainfield and you're looking at a new system. (see example above.
3.Trees - Keep trees and tree roots away from your sytem. Tree roots can cause problems. Never build a structure over your system or drive over your system.
4. If you are going to purchase a home find out when it was last pumped. Please do not move into that home until it is pumped. Your home inspector can run a flow test or an more invasive test if necessary to make sure the system is working properly. Believe me, it is not fun to not be able to flush a toliet or take a shower while your septic system is being replaced, but it does happen.
5.Replacing a system is quite costly depending on the type system it can range from $3,000 to $7,000; therefore, I encourage you to follow the simple stemps of maintaining your stem - Remember what goes down the drain will end up in the septic system, even though the bacterial does a good job....have that system pumped every three to five years.
